    John A. Giunco
    Shareholder

    John  devotes his practice to the acquisition, development, sale and financing of real estate. He has a substantial background in business law and real property taxation. He advises clients with regard to the acquisition of land, its suitability for development, and methods of sale and financing. His experience includes the preparation and formation of the various business entities individually suited for the client's needs.

    John has experience representing developers before municipal, county and state agencies to receive developmental permits and approvals and tracking the development of land from its acquisition through to the issuance of final building permits. John has structured significant and complex transactions of substantial value with unique financing criteria. He conducts litigation challenging development regulations, along with litigation to compel the issuance of permitting and developmental approvals.

    A significant portion of his practice is devoted to the representation of property owners in appeals of valuation assessments as well as other property valuation matters. John has contested complex litigation matters before various state tax authorities and the Tax Court of New Jersey. He has experience representing clients with properties in net value of over five million dollars.

    In the area of renewable energy, John has been involved with solar, wind and co-generation facilities in projects throughout New Jersey. He has prepared and presented zoning applications for utility scale solar projects and has consulted with, and lobbied for and obtained, zoning amendments from municipalities in order to accommodate clients' projects.

    John is a founding member of the Monmouth University Kislak Real Estate Institute and a member of the Institute's Real Estate Advisory Council. For 25 years, he has taught a course on Regulation and the Real Estate Development Process or Real Estate Law for Monmouth University's graduate students.

    John has been a panelist with the Institute for Continuing Legal Education regarding land use and development and has made presentations to professional groups such as the Associated General Contractors. He was a founding member of the Jersey Shore Medical Center Foundation in 1978.

    John is a frequent lecturer at the Monmouth County Board of Realtors-Commercial and the Association of New Jersey Tax Assessors.  He has published articles in the New Jersey Law Journal, Tri-State Real Estate News, New Jersey Builder Association Trade Journal and numerous daily papers.

    John and his family are the owners of Four JG's Orchards & Vineyards, a New Jersey licensed winery, located in Central New Jersey in a historic farming area.
